The Cherry Knolls Shopping Center Modernization project consists of remodeling a dated, multi-building, occupied retail development shopping center located at the prominent corner of University and Arapahoe in Centennial, CO. The project was phased and encompassed an extensive overhaul of the 127,000 SF retail shopping center, including an inline building and three (3) outbuildings. During the preconstruction phase of the project, Centerre broke the project into phases and provided value-add recommendations to the design team. The most significant suggestion was to remove the building’s mansard roof and the covered walkway overhang, and to create higher parapets and streamlined tower elements with backlit frosted glass lighting to enhance the sleek, modern aesthetic. Centerre cut in additional openings across a large section of the inline building to provide a new aluminum storefront window system that increases the visibility of storefront windows at the property to improve the natural sunlight into the retail center, allows people to see into the business to create interest on the street, and presents a fresh, appealing face to potential customers or tenants. An exterior cement plaster system with integral color, accented by a thin brick veneer featuring contrasting colors in a staggered pattern. Ipe 1-by-6-inch siding, made from Brazilian hardwood, was installed in a shiplap and fence style to add depth and dimension to the façade. Interior renovations included white-boxes, and retail tenant finish projects for Ulta and Five Below. The project also includes new lighting, stylish signage, and ADA upgrades, resulting in an enhanced customer experience.
To minimize disruptions to the tenants, Centerre worked around the shopping center retailer schedules as much as possible. Most of the demolition was completed at night when the shops, businesses, and restaurants were closed. Renovations in front of the businesses were coordinated to accommodate the times when shops opened and were at their busiest. Temporary access was provided when the new sidewalks were installed in front of businesses.
