Building 48 Modernization

OVERVIEW

Design-build office renovation of a 154,000 SF warehouse building into offices for the Interior Business Center of The U.S. Department of Interior. The “ Carbon Net Zero” modernization project supports 800 incoming Federal employees to be relocated from approximately 195,000 gross square feet of leased office space in Colorado. Building 48 was previously occupied by the National Archives and Records Administration (NARA), primarily as a warehouse with a small office component. The modernization project consisted of installing or replacing all major systems, such as mechanical, electrical, plumbing, and communications, structural enhancements, and roof replacement. The project maximized opportunities for natural daylight into the resulting space, utilizing existing and introducing new building penetrations. The office tenant finish will support an open office layout, incorporating elements of the existing warehouse into the architectural design. The structural slab of a portion of Building 48 was removed to create a collaboration zone in the basement for tenants to work in a vibrant and collaborative environment. The main entry of the building was relocated and modernized. Exterior modifications included a roof-mounted Solar PV, a sunken outdoor patio garden, rain gardens, and a new parking lot to accommodate the 800 incoming employees to the Denver Federal Center.
