Historic Renovation

OVERVIEW

This project included a 18,000 sf historic renovation. The scope of work included masonry tuckpointing and repair, new finishes, new elevators, three new circulation staircases, new fire service, and new MEP systems. Site access has presented numerous challenges. Centerre had no staging areas and limited delivery times for materials due to a core and shell project next to the project. Concrete had to be wheel barreled into the building and bucketed up the steps in lieu of a concrete pump truck. Drywall deliveries had to be broken up into several deliveries that impacted productivity. Because of the size of the building, there was not enough room to achieve maximum productivity with our subcontractors. The expedited schedule required us to stack subcontractors and lose productivity without jeopardizing a tight construction schedule. The fabrication and erection of the three internal stair towers in very tight site conditions was also a challenge. The shoring and scaffolding made this scope challenging for both constructablity and the safety for our workers. This project is listed on the National Register of Historic Places in compliance with the U.S. Secretary of Interiors Standards for Rehabilitation. Asbestos abatement was included in the scope of work.
