Project Description

CDOT Lease Elimination Project
Denver, Colorado

This design-build project includes renovation and additions to five metro office buildings totaling 175,000 SF including (1) renovation of a 75,000 SF warehouse building into a 25,000 SF of Material Testing Laboratories and 50,000 SF of office space (2) Conversion of 27,000 SF existing laboratories into office space (3) Renovation of a 23,000 SF and construction of additions to current headquarters building (4) Renovation of a 40,000 SF office building for a Traffic Operations Center, and (5) renovation of a 18,000 SF office building.

The CDOT project was extremely complex because each buildings responded to several constituencies – analysts, administrators, safety officers, office workers and maintenance staff. The Materials and Testing Lab needed an environment with ample air handling systems, power and lighting sources, and plumbing and waste treatment systems that are not found in a typical office building. Therefore, Centerre worked with CDOT to manage items such as providing adequate water, gas, and sewer service, providing adequate HVAC systems, providing adequate plumbing systems, providing adequate electrical service with a potential need for back-up power, providing adequate fire protection systems, providing adequate floor loading capacity for heavy equipment, providing adequate roof loading capacity for air handling unites and providing adequate clear height floor loading capacity for heavier equipment. Two of the five projects were completed in occupied and functioning office buildings. Asbestos Abatement was also included in scope of work.

“Centerre was selected for this project because of their ability to work on complicated projects with complex and short timelines. Timing was critical because we had multiple leases about to expire and the cost of temporary relocation would have been cost prohibitive. Although we hit more that one major obstacle during construction, they managed to meet our target dates as originally scheduled. They also showed the ability to price out the design on the fl y and in some cases start construction prior to completed project design on a phased project.”
